Development - East 14th Street and International Boulevard

 

A significant amount of development activity is happening along East 14th Street/International Boulevard. This activity, however, is not spread evenly along the corridor, since most new housing units and commercial space is being added in Oakland - particularly in the downtown area. The slow pace of development in San Leandro and Alameda County means that it is unlikely that housing and transportation choices will improve in these jurisdictions in the near future.

 

There are almost 17,000 new residential units being planned or under construction within a half-mile of East 14th/International in 86 different developments, 77 of which are in Oakland. The addition of housing units and retail space is occurring throughout Oakland, with the most significant changes happening in neighborhoods near BART stations, such as West Oakland, Chinatown/Central, and Fruitvale. Oakland's downtown area is seeing the most development, which is largely a result of Oakland's 10K Initiative, which has focused on bringing new residents and retail opportunities to downtown. The city's downtown has also seen an increase in office space, but office space is being added to the Fruitvale area as well.

 

In Oakland, most of the units being planned along or near the corridor are being developed in moderate to high-density developments, which include a mix of housing and retail or office space. This should help to increase the walkability of the neighborhoods along the corridor.

 

Development activity is much less extensive in San Leandro. Projects in the pipeline will add fewer than 100 housing units. There will also be an additional 200,00 square feet of office space built in the downtown area, and retail space may be expanded as part of the continuing renovation of the Bayfair Shopping Center. Currently, there are no significant development projects happening in the portion of unincorporated Alameda County along the corridor.

 

Based on the future plans and current development projects for the jurisdictions along East 14th/International, it is very likely that Oakland will continue to experience additional housing and retail growth. This growth will probably be focused on the city's downtown core and on areas with easy access to public transit, particularly around BART stations. In addition, it is possible that development activity will increase in key areas in San Leandro, such as downtown and Bayfair, once the ongoing planning processes for these BART station areas are complete.
