Balboa Park Station Area, San Francisco

The Balboa Park Station Area Plan is a pilot project of San Francisco’s Better Neighborhoods Program, a targeted effort to balance job growth, housing needs, and quality of life in selected areas of the city. Join us as Planner Kate McGee guides us through the plan area, which includes the Balboa Park BART station, the Ocean Avenue Campus of City College of San Francisco, and the Commercial District along Ocean Ave. The Plan proposes 1,780 new housing units, zoning changes intended to strengthen the commercial district, and the transformation of the BART station into a mixed-use transit village.

Dumbarton Rail Station Area, Newark

The tour will examine Newark’s Area Two Plan, which covers the 233 acres surrounding the proposed Dumbarton Rail Station in western Newark. The Station will serve the new Dumbarton Rail line, planned to launch in 2012, which will connect the Peninsula and the East Bay through Union City, Fremont, Newark and Menlo Park. Much of the site is currently vacant though it includes some wetlands and a former chemical processing site. The current conceptual land use plan proposes a medium density mixed-use neighborhood with approximately 1,700 new housing units, up to 300,000 square feet of retail, and several parks.

Concord Naval Weapons Station

The City of Concord is creating a community plan for 5,028 acres of the deactivated Concord Naval Weapons Station, which comprises approximately one quarter of the total land area of the city. For security reasons, we cannot open this tour to ULI members or the general public, but you can learn all about this unique site at the TOD MarketPlace on September 26th. See details below.

San Leandro BART Station Area

The City of San Leandro plans to infill portions of their downtown with transit-oriented development, in an effort to better link the BART station, a future AC Transit Bus Rapid Transit station, and the mixed-use downtown area. Hear from Planning Manager Kathleen Livermore how the city will implement its adopted Transit-Oriented Development Strategy. Goals include increasing transit ridership and providing more housing while maintaining and enhancing the character of the city center.

San Bruno BART Station Area

San Bruno is in the early phases of a redevelopment effort centered on the future San Bruno Avenue Caltrain Station area. The City is currently creating a Downtown and Transit Corridors Specific Plan, which will work to improve the connection between the new Caltrain station, the BART station (which is the most under-used station in the system), and downtown San Bruno. This project is also linked to the Bay Area Vision planning efforts for El Camino, which runs 9 lanes wide through most of San Bruno.

San Carlos Caltrain Transit Village

The City of San Carlos is a central San Francisco Peninsula community, built around an 1888 Nationally Designated Landmark, the San Carlos Train Depot. The north-south Caltrain line is paralleled by El Camino Real on the west, which serves as a major SamTrans bus route. Opportunities for the corridor are being explored through: a General Plan and Housing Element update process; the Grand Boulevard Initiative; private investment and public/private partnerships. TOD catalyst sites include an 8.7-acre transit-oriented village proposed by SamTrans and Legacy Partners on land north and south of the San Carlos Caltrain station and two parking plazas in the downtown being considered by the Redevelopment Agency for mixed-use developments. This tour will examine the plans, initiatives, developments and opportunities in the transit corridor.
